The mountain sits above the valley and it is the main alpine resort on Vancouver Island. What is for sale up here is chalets, cabins and condominiums, most of them bought as second properties rather than as somewhere to live full time.
That changes everything about how the market works. Financing is different, insurance is different, servicing costs are higher, and a good share of owners are carrying the property alongside a home somewhere else.
Snow conditions move this market more than interest rates do. A run of strong winters lifts demand and a poor one flattens it. No other market on this Island answers to weather in the same way.
