The village that changed who it was, and the prices followed.

Cumberland real estate market values have moved further over the past two decades than anywhere else in the Comox Valley, and the reason has almost nothing to do with the wider housing market.

Cumberland Real Estate Market Overview

Cumberland was a coal village, and for a long stretch after the mines closed it was the cheapest place in the valley by some margin. Small miners' cottages on small lots, a main street with more empty windows than open doors.

What changed it was the trail network in the forest behind it. Cumberland became a mountain biking destination, and then it became somewhere young families and people who work remotely actively wanted to live. The main street filled up and the prices followed.

Character housing on small lots, and a shortage of it. The original village stock is limited and cannot be added to. New building has happened at the edges, but the cottages in the old grid are finite and they price accordingly.

Less than it was, which is the price of its success. It remains cheaper than Comox for an equivalent house and the gap has narrowed considerably.

What is the appeal?

The trails first, the main street second, and a village character that the rest of the valley does not have. It is a small place with a lot going on.

Are the lots small?

In the original village, yes, and that is part of the character. Newer building at the edges offers more space if you want it.

What Is Your Cumberland House Worth?

A village average will not settle it when original cottages and new builds are both in the figure. Comparable sales and the specifics of your property are what decide it.
