Comox Peninsula Real Estate Market

Outside the town line, where the lots get considerably bigger.

Comox Peninsula real estate market figures cover the rural land beyond the town boundary, and they behave like acreage figures rather than like town house figures.

Comox Peninsula Real Estate Market Overview

The peninsula runs out past the town towards Point Holmes and Kye Bay, and the character changes as it goes. Larger parcels, farmland, properties on bluffs above the strait and a shoreline that includes some of the best outlooks in the valley.

It is quieter than the town and it costs more per property while costing less per acre, which is the usual pattern where land and services pull in opposite directions.

Water, view and acreage in that order. What you can see and how much ground you have are worth more here than square footage. A modest house on a bluff will out price a substantial one set back with no outlook.

How To Read the 30 Day Numbers

  • What it shows. The past month's record of sales, prices achieved and time each was available.
  • Why it matters. Rural sales are irregular and one waterfront transaction will dominate a month. Read it as a note of what traded rather than a measure of the market.
  • Ask yourself. Has anything come up on the peninsula?
Market Reports by Area in the Comox Valley

Comox Peninsula sits inside Comox Valley and the areas below do not price alike. Each keeps its own report, which is where these numbers start being worth something.

How To Read the 12 Month Trend

  • What it shows. Twelve months of prices, turnover and days on market.
  • Why it matters. A year is the shortest useful window for acreage. It also shows whether demand for rural land in the valley is holding, which has been strong for some time.
  • Ask yourself. Is peninsula land holding its value?

How To Read the MLS® Activity Feed

  • What it shows. Sold, on market and under contract, live as recorded.
  • Why it matters. Acreage and outlook only show up in the individual listings. Two identical prices can mean five acres with a view and half an acre without.
  • Ask yourself. What sold, how much land was it and what did it look at?

Questions About These Numbers

Can this arrive automatically?

Yes. Set the subscription on any graph and it will, at whatever frequency you like.

How is this different from the town report?

This covers the rural peninsula outside the municipal boundary. Larger lots, fewer services and quite different pricing.

Are there services out here?

It varies considerably by location. Wells and septic are common and worth checking carefully on any property.

Is the waterfront here better than in town?

Different rather than better. The peninsula has bluff outlooks and open strait views that the harbour side does not.

What Is Your Land Worth?

Acreage cannot be valued from an average. Parcel size, what you can see, the services and the buildings all pull the number differently. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
