The Old City sits on the slope above the harbour and it is where Nanaimo began. Victorian and Edwardian houses, narrow streets, mature trees and a walk down into the downtown and the seawall.

It draws a specific buyer. People who want a house with a history, who do not mind the maintenance that comes with one, and who value being able to walk to a restaurant more than they value a double garage.

The supply is fixed and that is the whole market. Heritage stock cannot be added to. When demand for character housing rises, prices here move faster than anywhere else in Nanaimo because nothing new can arrive to meet it.

It is the most walkable part of Nanaimo. The downtown, the harbour and the seawall are all on foot from most of it.
