Chase River Real Estate Market

South end prices with the woods at the back door.

Chase River real estate market values sit in the lower half of the Nanaimo range while offering something most of the cheaper parts of the city do not, which is direct access to trails and green space.

Chase River Real Estate Market Overview

Chase River sits at the south end where the city runs up against the hills. Established housing on generally decent lots, with the trail network and the Nanaimo Lakes road heading out behind it.

It has a settled, slightly separate feel from the rest of south Nanaimo, and the housing tends to be a little newer and a little more consistent than the streets closer to the harbour.

Value housing with a genuine amenity attached. Being on the edge of the city rather than in the middle of it is the whole proposition, and for buyers who use the outdoors it is a good one.

How To Read the 30 Day Numbers

  • What it shows. Last month's finished sales, their values and how long each waited for a buyer.
  • Why it matters. Moderate volume and a fairly consistent housing stock, which makes the monthly figure here more meaningful than in the more mixed parts of the south end.
  • Ask yourself. How quickly is Chase River selling?
Market Reports by Neighbourhood in Nanaimo

Chase River sits inside Nanaimo and the areas below do not price alike. Each keeps its own report, which is where these numbers start being worth something.

How To Read the 12 Month Trend

  • What it shows. A year of sale prices, turnover and selling times.
  • Why it matters. The year is the reliable read. It also shows whether the area is tracking the wider south end or pulling away from it, which the trail access has tended to encourage.
  • Ask yourself. Is Chase River gaining on the rest of the south end?

How To Read the MLS® Activity Feed

  • What it shows. Live sold, available and pending listings.
  • Why it matters. Lot size and how close a property is to the green space vary more than the houses do. The feed is where you see which a given sale had.
  • Ask yourself. What sold, and how close to the trails was it?

Questions About These Numbers

Can I have this sent to me?

Yes. Any graph will deliver it at whatever frequency you set.

Is it part of south Nanaimo?

Geographically yes, though it has its own character and generally trades a little above the streets nearer the harbour.

What is the trail access like?

Good, and it is one of the main reasons people choose the area. The network behind the neighbourhood is extensive.

How far is downtown?

Around ten minutes by car, which is close enough that the location is convenient rather than remote.

What Would Your House Bring?

An area average is a starting point at best. Recent nearby sales, your lot and the condition of the house are what decide the figure. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
