Brechin Hill rises between the downtown and Departure Bay, with the boat basin and the marina below it. It is a compact area of mostly older housing on a slope that gives a fair number of properties a view over the water.

What it offers is convenience. The seawall, the marina, the shops and the ferry are all a short distance away, and the highway is close without the neighbourhood being on it.

Elevation buys the view and the view carries the price. Properties partway up with a clear outlook trade well above those on the flat behind, even where the houses themselves are much the same.
