Nanaimo real estate market figures are the least useful city wide numbers on this site, and that is not a criticism of the data. It is simply that the spread between neighbourhoods here is larger than the spread between many separate towns.

Nanaimo Real Estate Market Overview

Nanaimo is the second city on the Island and the point where most of the mainland arrives. Two ferry terminals, float planes to downtown Vancouver, a hospital, a university and enough employment that people move here for work rather than for the view.

It has also grown outward in every direction over a long period, which has left it with an unusually wide range of housing. Waterfront at Hammond Bay, newer subdivisions in the north, heritage streets in the Old City, acreage out at Cedar and Extension, and a resort community at Fairwinds. Very little of it compares to the rest.

A city average here is close to meaningless. The difference between the top and bottom of this market is large enough that the middle describes almost nobody. The neighbourhood reports are not a refinement on this page, they are the point of it.

  • What it shows. Everything that completed last month, the prices achieved and days on market, measured against the month before.
  • Why it matters. Nanaimo generates enough sales that a month is statistically fine. The trouble is what it averages. A busy month in North Nanaimo and a busy month in the south end produce very different figures with the same headline meaning.
  • Ask yourself. Is the city moving faster or slower than last month?

  • What it shows. A rolling twelve months of prices, volume and selling times.
  • Why it matters. The year is a genuine trend line here, one of the few on the Island with enough behind it to call it that. Use it for direction and use the neighbourhood pages for anything approaching a number you would act on.
  • Ask yourself. Which way is the city as a whole heading?

Why so many neighbourhoods?

Because they genuinely price differently. Nanaimo has grown over a long period in several directions, and the housing in each part reflects when and why it was built.

Which neighbourhood is the dearest?

North Nanaimo and the waterfront areas generally sit at the top, though the Old City and Departure Bay hold their own for character and location. The individual reports above are the honest answer.

Are Lantzville and Cedar part of Nanaimo?

Not municipally, and they are separate markets with their own character. They are reported here because that is how buyers search and how they think about the area.

What Is Your Nanaimo Home Worth?

A city figure will not get near it here, where the neighbourhood can move the number by a very large margin. Recent sales on your own streets, your lot and the state of the house are what decide it.
