Lower Lantzville Real Estate Market

The beach end, and the older housing that came with it.

Lower Lantzville real estate market prices are decided almost entirely by proximity to the water, in a village where the beach is the reason most people are looking at all.

Lower Lantzville Real Estate Market Overview

Lower Lantzville is the original village along the shore, with a long sand and gravel beach, an older commercial corner and housing that in places goes back further than anything in the north end of Nanaimo.

The beach here is genuinely used and it is what gives the lower village its character. Streets are quiet, lots are generous by city standards, and the whole area feels considerably further from Nanaimo than it is.

Frontage, then a walk to the beach, then everything else. Those three tiers are steep and they explain the spread in the figures on this page better than any other factor.

How To Read the 30 Day Numbers

  • What it shows. The month's completed transactions, prices achieved and the days each property waited.
  • Why it matters. Small area, few sales, and waterfront transactions that distort averages when they happen. Read the pace and treat the price figure carefully.
  • Ask yourself. Has anything sold in the lower village?
Market Reports by Neighbourhood in Nanaimo

Lower Lantzville sits inside Nanaimo and the areas below do not price alike. Each keeps its own report, which is where these numbers start being worth something.

How To Read the 12 Month Trend

  • What it shows. Twelve months of sale prices, volume and days on market.
  • Why it matters. The year collects enough of the small volume to be meaningful. It also tracks the waterfront premium, which has widened steadily.
  • Ask yourself. Is the beach premium still growing?

How To Read the MLS® Activity Feed

  • What it shows. Live sold, available and under contract entries.
  • Why it matters. Whether a property has frontage, a walk to the sand or neither is the entire story here, and only the listings show it.
  • Ask yourself. What sold, and how close to the beach was it?

Questions About These Numbers

Can I be told when something comes up?

Yes, and it is worth doing here. Waterfront in the lower village appears infrequently and attracts attention quickly.

Is the beach public?

There is public access at several points along the shore, which is part of why the area works as well as it does.

Is the housing older?

A good deal of it, which is where the value and the projects both sit. Condition varies a great deal.

How far to Nanaimo?

Ten to fifteen minutes to the north end shopping, which keeps it convenient.

What Is Your Place Worth?

An average across frontage and back streets describes neither. What has sold on your own stretch and exactly what you look at are what settle it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
