Port McNeill Real Estate Market

Newer housing than its neighbours, and priced accordingly.

Port McNeill real estate market prices run above what people expect for the far north, and the reason has more to do with the housing stock than with the town itself.

Port McNeill Real Estate Market Overview

Port McNeill grew as the administrative centre for the forestry companies working the north Island, which meant salaried staff, planned residential development and a good deal of construction through the seventies and eighties. The result is a town with more modern housing than anywhere else up here.

It sits on Broughton Strait looking across at Malcolm and Cormorant Islands, with the ferries to Alert Bay and Sointula running from the harbour. There is a hospital, a marina and a walkable centre, which makes it a comfortable place to be for a town of its size.

You are paying for the building, not the postcode. Compare a Port McNeill listing against one in a neighbouring town and the price gap is usually explained by the age and condition of the house rather than by anything about the location.

How To Read the 30 Day Numbers

  • What it shows. Last month's completions, the prices reached and how long each was listed, against the month before.
  • Why it matters. There is reasonable turnover here by north Island standards. A month will not settle anything on price, but it will tell you honestly whether the town is busy or quiet.
  • Ask yourself. Is the town moving stock at the moment?
Market Reports by Area on the North Island

Port McNeill is one part of the north Island, and every other area keeps its own report. If you are weighing one against another, they are all here.

How To Read the 12 Month Trend

  • What it shows. Twelve months of sale prices, turnover and time on market.
  • Why it matters. The year is the reading to trust, and it is where you can see whether the premium over neighbouring towns is holding. That premium is the defining feature of this market.
  • Ask yourself. Is the gap to the surrounding towns widening or closing?

How To Read the MLS® Activity Feed

  • What it shows. Completions, current listings and accepted offers as they are recorded.
  • Why it matters. The feed lets you check the argument for yourself. Look at what is selling and its build era, and you will see quickly whether the newer stock is doing the work.
  • Ask yourself. What is selling here, and how old is it?

Questions About These Numbers

Can I have this delivered instead of checking?

Yes. Set the subscription beside any graph and the Port McNeill report arrives as often as you like, and you can cancel it at any point.

Why is it dearer than Port Hardy?

Mostly the housing. Port McNeill has a higher share of newer and better maintained property, and that shows up in the average without saying anything about which town is the better place to live.

What are the ferries for?

They run across to Alert Bay on Cormorant Island and Sointula on Malcolm Island. Both are short crossings and they are part of everyday life here rather than an excursion.

Is forestry still the employer?

It remains significant, though less dominant than it was. Aquaculture, tourism and the usual small town services now carry a large share of the local economy.

What Would Your House Sell For?

Not something a town average will tell you, particularly here where build era moves the number so much. Recent comparable sales, the age of the house and its condition are what settle it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.

Ways To Search Port McNeill

People searching here usually want something newer that needs nothing doing, a family house near the school, or a place with a view across the strait.

Narrow it below on price and on dwelling type. Given how much build era drives value here, that is the first cut worth making.
