Kelsey Bay and Sayward Real Estate Market

A valley and a waterfront, priced as if they were the same place.

Kelsey Bay and Sayward real estate market figures blend two settings that have little to do with one another, and separating them is most of the work in reading this page.

Kelsey Bay and Sayward Real Estate Market Overview

Sayward sits inland in the Salmon River valley, farmland and forest with the highway running past. Kelsey Bay is down at the water on Johnstone Strait, a working log sort and the remains of the old ferry terminal. Between them is a short drive and a considerable difference in what a property is.

The valley has been logging and farming country for a century and it still is. The waterfront draws a different buyer entirely, someone who wants a boat in the water and does not mind being an hour and a half from a supermarket that stocks everything.

Water or valley is the first question, and it is worth more than any other. An acreage in the valley and a place on the strait are two markets. A single average across them will flatter one and undersell the other.

How To Read the 30 Day Numbers

  • What it shows. Any completed sale in the past month, its price and days listed, against the month before.
  • Why it matters. With so few transactions, a month is a check rather than a measurement. What it will tell you is whether the area is trading at all, and in a market this quiet that is genuinely useful to know.
  • Ask yourself. Has anything sold in the valley or on the water?
Market Reports by Area on the North Island

Kelsey Bay and Sayward is one part of the north Island, and every other area keeps its own report. If you are weighing one against another, they are all here.

How To Read the 12 Month Trend

  • What it shows. A year of completions, prices and time on market.
  • Why it matters. A year is the minimum needed to gather enough sales to say anything. Even then, one waterfront transaction can shape the whole picture, so read it for direction.
  • Ask yourself. Which way has the area moved over the year?

How To Read the MLS® Activity Feed

  • What it shows. Sold, listed and under contract, live as it updates.
  • Why it matters. The feed is the only place you can tell a valley acreage from a waterfront property at a glance, and that distinction accounts for most of the price difference you will see.
  • Ask yourself. What has traded, and was it inland or on the strait?

Questions About These Numbers

Can this be emailed to me?

Yes. Use the button on any graph, pick how often you want it, and change your mind later if the pace is wrong.

How far is Campbell River?

Around an hour and a half of highway. That is the drive for major shopping, most medical appointments and anything the local shop cannot cover, and it is the main thing to weigh up.

Is Kelsey Bay still a ferry terminal?

Not for passengers. The route north moved years ago. What remains is the working waterfront and the setting, which is what draws people now.

Is there much work locally?

Forestry, mostly, and it moves with the industry. A good number of people here are retired, working remotely, or commuting to jobs that are not in the valley.

What Would Yours Bring?

Not something an area figure will answer when the difference between valley and waterfront is this large. Recent comparable sales, your setting and the condition of the place decide it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
