Port Hardy Real Estate Market

The one town up here with enough going on to set a benchmark.

Port Hardy real estate market data carries more weight than any other set of figures on the north Island, because this is the largest town in the region and the one every other market is measured against.

Port Hardy Real Estate Market Overview

Port Hardy has the hospital, the airport, the ferry terminal that runs north to Prince Rupert and across to Bella Coola, and the shops that everyone from Woss to Winter Harbour drives in for. That concentration of services is not repeated anywhere else in the region.

The economy has moved on from what it was. Commercial fishing and forestry are still here and so is a substantial aquaculture industry, alongside tourism that has grown steadily as more people work out that Cape Scott and the Broughton Archipelago exist.

Everything else up here trades relative to this town. A house in Port Alice or Port McNeill is priced partly by what the same money buys in Port Hardy. That makes this page the sensible starting point even if Port Hardy is not where you intend to end up.

How To Read the 30 Day Numbers

  • What it shows. What completed in the past month, at what price and after how long on the market, set against the previous month.
  • Why it matters. There is enough turnover here for a month to carry information, which is not something you can say about most of this region. Time on market is the measure that responds first.
  • Ask yourself. How quickly is the town clearing what comes up?
Market Reports by Area on the North Island

Port Hardy is one part of the north Island, and every other area keeps its own report. If you are weighing one against another, they are all here.

How To Read the 12 Month Trend

  • What it shows. A full year of completions, prices and days on market.
  • Why it matters. The year is where seasonality shows, and it is stronger here than in the south. Buyers travel north in the warmer months and the winter market is thin. It also shows whether the town is gaining or losing ground against the Island as a whole.
  • Ask yourself. Which direction has the town moved over the year?

How To Read the MLS® Activity Feed

  • What it shows. Sold, active and pending listings, live as they are entered.
  • Why it matters. The town covers more range than people expect, from small older houses through to properties with a view over Hardy Bay. The feed shows which part of that range is genuinely trading.
  • Ask yourself. What kind of property is selling, and at what level?

Questions About These Numbers

Can the Port Hardy report be emailed to me?

Yes. Any graph on this page will send it out at whatever frequency you set, and you can adjust or end it whenever you like.

Is Port Hardy a realistic place to live year round?

For a lot of people, yes, and it is the most practical town in the region for it. The hospital, the airport and the shops are the reason, and they are the things people miss most in the smaller places.

What is the ferry actually used for?

It is the northern link, running up to Prince Rupert and over to Bella Coola. It matters more for the traffic it brings through the town than for daily life here.

How does it compare with Port McNeill?

Port Hardy is larger and carries more services. Port McNeill is tidier and has a good deal of newer housing. They price differently for reasons that are more about the housing stock than the towns.

What Is Your Home Worth?

A town figure will not settle it. What has sold near you, the condition of the house and whether you have any outlook over the bay are what actually decide the number. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.

Ways To Search Port Hardy

Buyers here want one of a few things. A family house near the school and the hospital, something with a view over the harbour, or land on the edge of town with room for equipment.

Narrow it below by budget, by property type and by outlook. The list is short enough that a couple of filters get you most of the way.
