This area covers the residential streets surrounding Royal Jubilee, one of the two major hospitals in the region. The housing is largely early to mid twentieth century on modest lots.
Fernwood Square is a walk one way and the Oak Bay village a walk the other. Buyers priced out of both keep arriving here, and the hospital adds a layer of demand on top from staff wanting to live near their shifts.
