Fairfield Real Estate Market
Character houses, a village high street and the sea at the end of it.Fairfield real estate market values are among the most consistent in the city, in a neighbourhood that has held its character while everything around it changed.
Fairfield Real Estate Market Overview
Fairfield runs east from Cook Street Village along the Dallas Road waterfront to Ross Bay. The housing is largely early twentieth century, on decent lots with mature trees, and a great deal of it has been kept rather than replaced.
Cook Street Village anchors the west end with a genuine high street of independent shops. Beacon Hill Park sits on one boundary and the ocean walk runs the length of the southern edge.
Scarcity of character housing does the work here. Very little new stock arrives in Fairfield and the existing houses do not come up often. When demand for period property rises, prices here respond quickly because supply cannot.

Fairfield Market Trends: 12 Months to
How To Read the 12 Month Trend
- What it shows. Twelve months of sale prices, turnover and selling times.
- Why it matters. The year shows whether the premium for character housing is widening. In periods when buyers get price sensitive that premium is the first thing to compress.
- Ask yourself. Is character housing still commanding its premium?

A short high street of independent shops and cafes at the west end of the neighbourhood. It is one of the few genuinely walkable village centres in the city.
Period housing generally is, and it is worth budgeting for honestly. The trade is a house that will not be replicated at any price.
The neighbourhood runs along Dallas Road with the ocean walk on its southern edge. Properties facing it carry a substantial premium.
Period houses resist averaging. What has sold nearby, how much original detail survives and what has been done to yours are what settle it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
