James Bay was the first residential area laid out in the city and parts of it date to the eighteen sixties. The street pattern is tight, the lots are small and the housing runs from restored Victorians to purpose built apartments from every decade since.

Its edges are what make it. Beacon Hill Park on one side, the Strait of Juan de Fuca along Dallas Road, the harbour and the terminal at the other end. Very little of the neighbourhood is more than a few minutes from one of them.

Heritage stock and modern apartments on the same street. That mix is unusual and it means a single figure here can move sharply depending on what happened to sell. Condition and era matter more than the address does.
