East Fairfield Real Estate Market

Quieter, greener, and the lots get bigger.

East Fairfield real estate market values run below the village end of the neighbourhood while the lots are generally larger and the streets considerably quieter.

East Fairfield Real Estate Market Overview

The eastern half of Fairfield runs out towards Ross Bay Cemetery and the Oak Bay boundary. It is further from Cook Street Village and closer to the water at Ross Bay, with a settled residential character throughout.

The housing is the same era as the west side and often on more generous lots. Mature gardens, wider streets in places, and rather less coming and going than the village end sees.

More land, longer walk, lower price. Buyers who value a garden over a fifteen minute walk into town generally end up on this side, and the money goes further for it.

How To Read the 30 Day Numbers

  • What it shows. The past month of completions, the sums involved and the listing period on each.
  • Why it matters. Moderate turnover. The lot sizes vary more here than in the west, so the price average moves about more than the pace figure does.
  • Ask yourself. Is the eastern side trading at its usual rate?

How To Read the MLS® Activity Feed

  • What it shows. Sold, available and pending listings, live.
  • Why it matters. Lot size and proximity to Ross Bay both move the price and neither appears in an average. The individual sales are where they show.
  • Ask yourself. What sold, and how big was the lot?

Questions About These Numbers

Can I be sent this?

Yes. Turn on the subscription at any graph and set the interval that works for you.

Why is it cheaper than the west side?

Distance from Cook Street Village and the downtown. The housing and the era are comparable, and the walk is longer.

Are the lots larger?

Often, and that is one of the main reasons buyers choose this side of the neighbourhood.

How close is Oak Bay?

The boundary is right there, and some streets sit within a few minutes of the Oak Bay village.

What Is Your Property Worth?

An area figure will not manage it where lot sizes vary this much. Recent nearby sales and the specifics of your property decide it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
