The End of the Old Highway

For years Kelsey Bay was where Vancouver Island's road system stopped and the boat north began. That history shaped the settlement, and when the highway was pushed through to Port Hardy the terminal role went with it. What is left is a small waterfront community with better marine infrastructure than its size would otherwise justify.

Both lists come back to the water. Kelsey Bay is a marine settlement first and a residential one second.

Johnstone Strait is a major marine channel with strong tidal currents, significant vessel traffic and a reputation among boaters for demanding conditions in the wrong weather.

It is also exceptional water. Fishing, wildlife including whales, and access north along the Inside Passage all start here. Anyone buying with a boat in mind should be realistic about the conditions as well as the opportunity, because this is not sheltered inlet water.

The Parts of Kelsey Bay

It is a very small place and the differences are almost entirely about proximity to the water and the old terminal.

The harbour at Kelsey Bay retains infrastructure from its terminal era, including a breakwater formed from old vessels that is one of the more distinctive sights on this coast.

For a resident with a boat, having genuine moorage and launch access at a settlement this small is unusual. It is the single strongest practical argument for being here rather than back up the valley.

There are effectively no services at Kelsey Bay itself. Sayward, a few minutes up the valley road, has a school, basic supplies and a health centre¹.

Anything substantial means Campbell River to the south or the north Island towns further north³. Households here plan trips rather than run errands, and keeping a well stocked house is ordinary.

Property here is inexpensive by Island standards and the water access is the value. The pool of buyers is very small, which affects both price and the time a sale can take.

On waterfront and near water property, the things to establish are shoreline condition, exposure to the strait, servicing including water source and septic, and any foreshore or moorage arrangements. Those matter more than the house in a place like this.

There is essentially no local employment. Residents work in forestry, marine activity, in Sayward or further afield, work remotely, or are retired.

Connectivity is the practical question for remote work and it is worth confirming specifically at the address rather than assumed from a general impression of the area.

Johnstone Strait funnels wind, and exposed waterfront here experiences conditions that a sheltered inlet does not. Winter storms are a normal feature of the season.

That affects building exposure, moorage decisions and the practical business of getting a boat in and out. Generators and backup heat are ordinary equipment, as they are across the north Island.

Housing here is limited in number and almost entirely detached, ranging from older waterfront property to a small number of more recent builds, with the greater part of the area's housing actually sitting up the valley toward Sayward.

On anything exposed to the strait, building condition deserves particular attention. Roof, siding, windows and any retaining or shoreline structure all take more weather here than they would in a sheltered position.

There is nothing smaller or supported here. A later move means Sayward at best and more likely Campbell River, which is worth thinking about at purchase given how far that is.
