Valdes Island Real Estate Market
A long island with almost nothing on it.Valdes Island real estate market activity is minimal by design as much as by circumstance, on an island that has stayed largely undeveloped while everything around it has not.
Valdes Island Real Estate Market Overview
Valdes runs south from Gabriola, a long narrow island facing the Strait on one side and the channel on the other. There is no ferry, no public road system and no grid power.
A substantial part of the island is First Nations land and much of the rest is undeveloped. What comes onto the open market is a small number of properties, generally waterfront, generally recreational.
Very little is available and that is unlikely to change. The island has not been subdivided the way its neighbours were, and the pattern of ownership makes it improbable that it will be. Scarcity here is structural.

Valdes Island: 30 Day Market Movement
(AUG 11, 2026 - SEP 10, 2026)
Valdes Island: 30 Day Market Movement
How To Read the 30 Day Numbers
- What it shows. The month's island sales, the values reached and the listing time on each.
- Why it matters. Sales are very rare. A blank month is the normal state and it reflects how little exists to trade rather than any lack of interest.
- Ask yourself. Has anything at all come up?
Valdes Island is one of the islands below and they have very little in common. Each keeps its own report.
Valdes Island Market Trends: 12 Months to Date
How To Read the 12 Month Trend
- What it shows. Twelve months of any sales recorded, with prices and days on market.
- Why it matters. A year may hold nothing. When there is a sale it becomes a reference point for a long time afterwards, which is why the feed matters more than the graph here.
- Ask yourself. What has traded on the island this year?
Valdes Island MLS® Activity Feed
How To Read the MLS® Activity Feed
- What it shows. Sold, listed and under contract entries as they appear.
- Why it matters. On an island with this little turnover, a single new listing is the most significant thing that will happen in this market for months.
- Ask yourself. Is anything on the market at the moment?
Questions About These Numbers
Yes, and on Valdes that is the only realistic way to buy. Opportunities are infrequent and often quiet.
Much of the island is First Nations land and the remainder has never been subdivided the way neighbouring islands were. The scarcity is structural.
By private boat only. There is no ferry service to Valdes and no plan for one.
None. Any property here handles its own power, water and waste, and those systems are the first thing to examine.
With sales this rare, the last comparable transaction may be years old. Access, frontage and what has been built are what actually decide it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
