Protection Island Real Estate Market

A ten minute foot passenger ride from a city centre.

Protection Island real estate market values reflect the shortest island crossing on this coast, a ten minute passenger ferry from downtown Nanaimo, and a way of living that has no real equivalent anywhere else.

Protection Island Real Estate Market Overview

Protection Island sits in Nanaimo harbour with around three hundred residents. There is no car ferry. Residents keep a vehicle on the mainland side and get around the island itself on foot, by bicycle or by golf cart.

The Dinghy Dock pub floats off the island and the crossing runs on a regular schedule through the day. It is close enough that people genuinely commute, shop and go out in the city and come home to an island.

No cars is the defining condition, and it works both ways. It keeps the island quiet and it means every trip involves a ferry and then a vehicle on the other side. People either find that charming or exhausting, and it is worth knowing which you are before buying.

How To Read the 30 Day Numbers

  • What it shows. Island completions from the past month, the price agreed and how many days it took.
  • Why it matters. A very small community with few sales. The month tells you whether anything came up, which on an island of three hundred people is the real question.
  • Ask yourself. Has anything come to market?
Islands and Areas in This Group

Protection Island is one of the islands below and they have very little in common. Each keeps its own report.

How To Read the 12 Month Trend

  • What it shows. A rolling year of sale prices, turnover and selling times.
  • Why it matters. A year collects enough to be worth reading. It also tracks whether the island is holding its premium over comparable Nanaimo housing.
  • Ask yourself. Is the island holding its value against the city?

How To Read the MLS® Activity Feed

  • What it shows. A running list of sales, current listings and accepted offers.
  • Why it matters. With so few properties the active listings are close to the entire market. If you want to be here, this is the page to watch.
  • Ask yourself. Is anything for sale on the island right now?

Questions About These Numbers

Can I be notified when something is listed?

Yes, and on an island this small it is essential. Properties come up rarely and interest is immediate.

How do you get a car there?

You generally do not. Most residents keep a vehicle in Nanaimo and use the passenger ferry. Larger items go across by barge.

Is the ferry frequent?

It runs on a regular schedule through the day and into the evening. Residents plan around it and it becomes routine quickly.

What are the services like?

Minimal on the island itself. Downtown Nanaimo is ten minutes away and that is where everything happens.

What Is Your Island Home Worth?

With so few comparable sales, general figures do not apply. Recent sales on the island itself and the condition of the property are what decide it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
