Quadra Island Real Estate Market

The gateway to the Discovery Islands, with a city on the other side.

Quadra Island real estate market prices reflect an island that manages to be genuinely remote in feel while sitting a ten minute crossing from a hospital and a supermarket.

Quadra Island Real Estate Market Overview

Quadra lies directly across Discovery Passage from Campbell River. It is the largest and most populated of the Discovery Islands, with around two thousand residents, a village at Quathiaski Cove and a second ferry running on to Cortes.

The island is bigger than people expect and it varies considerably from end to end. The south is where most of the population and the services are. The north runs out towards Granite Bay and Small Inlet and becomes genuinely wild.

South end and north end are two different markets. Proximity to the ferry and the village carries a substantial premium. The further north you go the cheaper the land gets and the more self sufficient you need to be.

How To Read the 30 Day Numbers

  • What it shows. What sold over the past month, for what, and after how long on the market.
  • Why it matters. Moderate turnover for an island. The month is a reasonable activity check, though the spread between south end and north end makes the price average less useful than the pace.
  • Ask yourself. Is anything trading on the island?
Islands and Areas in This Group

Quadra Island is one of the islands below and they have very little in common. Each keeps its own report.

How To Read the 12 Month Trend

  • What it shows. Twelve months of prices, sales counts and days on market.
  • Why it matters. A year gathers enough across both ends of the island to say something. It also shows whether the premium for being near the ferry is holding.
  • Ask yourself. Is the south end still commanding its premium?

How To Read the MLS® Activity Feed

  • What it shows. Live sold, on market and under contract entries.
  • Why it matters. Waterfront, acreage and village property all sit in the island figure. The listings are where you see which end of the island a sale happened on.
  • Ask yourself. What sold, and where on the island was it?

Questions About These Numbers

Can I be sent this automatically?

Yes. Use the button on any graph and it will arrive as often as you like.

How is the ferry?

Ten minutes from Campbell River and frequent. It is the most convenient crossing of any island in this group apart from Protection.

Is the north end serviced?

Less so, and progressively less the further you go. Power, water and road quality all need checking on any northern property.

Can you work in Campbell River and live here?

Plenty of people do. The crossing is short enough to make it practical, and the terminal is close to the middle of town.

What Is Your Quadra Property Worth?

An island average across two very different ends will not reach yours. Comparable sales near you, your access and your servicing are what set it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
