Ucluelet Real Estate Market

Cheaper than Tofino, and closing the gap.

Ucluelet real estate market prices have historically sat well below Tofino, and the interesting question on this page is how much of that gap is still there.

Ucluelet Real Estate Market Overview

Ucluelet is the other town at the end of the highway, on the harbour at the south end of the peninsula. It grew as a fishing and working port rather than as a destination, and for a long time that kept it out of the conversation entirely.

That has changed steadily. The Wild Pacific Trail, the resorts on the point and the simple fact that Tofino ran out of room have all sent attention this way. The town has more available land than its neighbour, which is the fundamental difference between them.

Ucluelet can build and Tofino cannot. That single fact explains most of the price gap between the two, and it is also the reason the gap has narrowed more slowly than the attention alone would suggest.

How To Read the 30 Day Numbers

  • What it shows. What changed hands in the past month, the prices paid and the wait behind each.
  • Why it matters. More turnover than Tofino and still modest by city standards. The month is best read as an indication of activity, with selling times the more dependable half.
  • Ask yourself. How quickly is Ucluelet stock moving?
Market Reports by Area in the Pacific Rim

Ucluelet is one part of the Pacific Rim, and the areas below do not price alike. Each keeps its own report.

How To Read the 12 Month Trend

  • What it shows. A rolling year of sale prices, volume and time on market.
  • Why it matters. The year is where the gap to Tofino shows clearly, and tracking whether it is narrowing is the most useful thing this page does.
  • Ask yourself. How far behind Tofino is Ucluelet now?

How To Read the MLS® Activity Feed

  • What it shows. Sold, available and under contract listings, live.
  • Why it matters. The town spans a wide range, from harbour cottages through to oceanfront on the point. Only the individual sales tell you which end a figure came from.
  • Ask yourself. What sold, and was it harbour side or ocean side?

Questions About These Numbers

Can these numbers reach me automatically?

Yes. Use the button on any graph and they will come at whatever frequency you choose.

Is Ucluelet cheaper than Tofino?

Generally yes, though the gap has narrowed. More available land is the main reason it stayed cheaper for as long as it did.

Is it a working town or a resort town?

Both now, and the balance has shifted over the past twenty years. The harbour still works and the tourism has grown around it.

What is the Wild Pacific Trail?

A coastal trail around the point that has become a genuine draw for visitors. Proximity to it is a factor in local values.

What Would Your Property Bring?

A town average will not manage it when harbour cottages and oceanfront are in the same figure. Comparable recent sales and what you look out at are what set it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.

Ways To Search Ucluelet

People look here for the ocean, for a place that can pay for part of itself, or for the west coast at a price Tofino no longer offers.

Use the waterfront filter below alongside price. On this peninsula it separates the market more sharply than anything else.
