Port Alberni Real Estate Market

A whole city where a house still costs what a house used to cost.

Port Alberni real estate market prices are the lowest of any city on Vancouver Island, and understanding why is the difference between seeing a bargain and seeing a risk.

Port Alberni Real Estate Market Overview

Port Alberni sits at the head of a long inlet with mountains on every side. It was built on forestry and it still carries a mill, a working port and the housing stock of a town that was once considerably busier than it is now.

That surplus of housing is the whole story. When the industry contracted the population did too, and the buildings stayed. What is left is a serviced city with a hospital, schools and shops, at prices that look impossible from anywhere else on the coast.

You are buying into a real city, not a village. Hospital, schools, shopping and employment all exist here in a way they do not in the small towns that sell for similar money elsewhere on the Island. That matters more the longer you plan to stay.

How To Read the 30 Day Numbers

  • What it shows. Every transaction that closed last month, its price and the time it took to get there.
  • Why it matters. There is enough volume in this city for a month to carry real information, which is rare in this region. Selling times are the first thing to move when conditions change.
  • Ask yourself. How quickly is the city clearing what comes up?
Market Reports by Area in the Pacific Rim

Port Alberni is one part of the Pacific Rim, and the areas below do not price alike. Each keeps its own report.

How To Read the 12 Month Trend

  • What it shows. A full year of sale prices, turnover and days on market.
  • Why it matters. Twelve months is the window that shows whether this city is still trading at a discount to the rest of the Island. That discount has been shrinking as more buyers work out what is on offer here.
  • Ask yourself. Is Port Alberni catching up on the rest of the Island?

How To Read the MLS® Activity Feed

  • What it shows. Sales, current listings and accepted offers, appearing as recorded.
  • Why it matters. Condition varies enormously here and it explains more of the price than the street does. The feed is the only place a renovated house separates from an original one.
  • Ask yourself. What sold, and how much work had been done to it?

Questions About These Numbers

Can I have this delivered?

Yes. Set the subscription on any graph and it arrives on the schedule you choose.

Why is it so cheap?

More housing than population, an industry that contracted and a location an hour from the coast in either direction. The prices are honest about all of it.

Is it a good investment?

The pieces that usually count are present. Prices near the bottom of the Island, a city that actually works, and steadily more attention from outside. That is a case rather than a promise.

How far to the coast?

An hour to Tofino or Ucluelet over the pass, and about an hour and a half to Nanaimo. Being between those two things is a large part of the appeal.

What Would Your House Sell For?

A city average will not settle it when the condition range is this wide. Recent sales on your own streets and the actual state of the building are what decide it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
