Pacific Rim Area Real Estate Market

One region holding the cheapest and the dearest property on the Island.

Pacific Rim area real estate market figures cover a stretch of country where the two ends have less in common than any other region on this Island, and a single average across them is close to meaningless.

Pacific Rim Area Real Estate Market Overview

At the inland end sits Port Alberni and its valley, a working town at the head of a long inlet with some of the most affordable housing anywhere on Vancouver Island. At the far end sit Tofino and Ucluelet, where the same money would not buy a lot.

Between them runs the highway over the pass, and the change along it is dramatic. Forestry and a mill on one side, surf tourism and a national park reserve on the other. Both are the Pacific Rim and neither explains the other.

The regional number is an average of two opposite markets. It will sit somewhere in the middle, describing a place that does not exist. The area reports below are where the figures start meaning something.

How To Read the 30 Day Numbers

  • What it shows. The past month's completed sales across the region, with prices and the days each spent listed.
  • Why it matters. Across a region this divided, a month tells you what traded rather than what things are worth. Whether the sales happened inland or on the coast changes the figure entirely.
  • Ask yourself. Is anything moving, and at which end of the region?
Market Reports by Area in the Pacific Rim

The Pacific Rim covers areas that have very little to do with one another. Each keeps its own report, and that is where these figures start being worth something.

How To Read the 12 Month Trend

  • What it shows. A rolling year of prices, transaction counts and selling times.
  • Why it matters. The year collects enough from both ends to be worth reading, though it still averages two unlike markets. Use it for direction and the area reports for anything you would act on.
  • Ask yourself. Which way has the region moved over twelve months?

How To Read the MLS® Activity Feed

  • What it shows. Live entries for everything sold, listed and under contract.
  • Why it matters. The feed is where the split becomes obvious. You can see immediately whether a sale happened in the valley or on the west coast, and that single fact explains most of the price.
  • Ask yourself. What sold, and was it inland or coastal?

Questions About These Numbers

Can the regional report be sent to me?

Yes. Any graph will forward it at whatever frequency you set, and you can end it at any point.

Why is the range in this region so wide?

Because it holds two unrelated economies. A forestry town at the head of an inlet and a surf destination on the open coast, in the same regional boundary.

Which end is cheaper?

The Alberni Valley, by a very large margin. It is among the most affordable places to buy anywhere on Vancouver Island.

Is Tofino part of this region?

It is, along with Ucluelet, and both sit at the opposite end of the price range from the valley. Each has its own report above.

What Is Your Own Property Worth?

A regional figure spanning two markets this different will not reach your address. Comparable sales in your own area and the condition of the property are what decide it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.

Ways To Search the Pacific Rim

This region offers things that exist nowhere else on the Island. Oceanfront on the open Pacific, lakefront at Sproat, inlet property reachable only by boat, and a city where a house still costs what a house used to cost.

Narrow below on price and property type, then use the area reports above to decide which end of this region you are actually looking at.
