Central Vancouver Island real estate market data is the most dependable regional set on this site on this site, because more property changes hands here than in the rest of the Island combined. That makes the measures below unusually dependable, and it also makes them unusually easy to misread.

Central Vancouver Island Real Estate Market Overview

This is the populated middle of the Island and the part everyone can actually get to. Two mainland ferry terminals at Nanaimo, an airport at Comox with flights east, and the highway running the length of it. Accessibility is the reason this region grew and it is the reason it keeps growing.

The four areas inside it attract quite different people. Nanaimo is a working city where most buyers are here for a job. Parksville and Qualicum have some of the oldest populations in the country and trade on retirement. The Comox Valley pulls relocations from across the country. Campbell River anchors the top end and still answers to resource work as much as anything else.

The figure is trustworthy. The interpretation is where people slip. A regional number built from four different reasons for buying is statistically sound and practically useless until you narrow it down.

How To Read the 30 Day Numbers

  • What it shows. Every sale that closed last month, what it went for and how long it had been listed, each figure carrying its change against the previous month.
  • Why it matters. This is one of the few places on the Island where a single month is worth taking seriously. There is enough volume behind it that a change in pace is a real change rather than an accident of timing. Watch days on market, because it turns before price does.
  • Ask yourself. Has the pace shifted since last month?

How To Read the 12 Month Trend

  • What it shows. A full year of sale prices, transaction volume and selling times, set out month by month.
  • Why it matters. With volumes like these the year is a proper trend line rather than a smoothing exercise. It is also where the seasonal pattern shows clearly, and the central Island has a pronounced one. Spring listings, a busy summer and a market that thins out through the winter.
  • Ask yourself. Which way has the region moved, and when should I be listing or looking?

  • What it shows. Live entries covering what has sold, what is on the market and what is under contract.
  • Why it matters. In a region this large the feed is how you tell which of the four areas is doing the work. A strong regional month driven entirely by Nanaimo means something quite different from one spread evenly across all four, and only the individual sales show you which it was.
  • Ask yourself. What is selling, and which part of the region is it in?

Is this regional figure actually reliable?

More than most. There is enough volume here that the monthly numbers hold up, which is not true further north or in the smaller valleys. The caution is different: the figure is sound but it averages four areas that buyers choose between for completely different reasons.

Which of these four areas is the dearest?

It moves, and it depends what you are comparing. Waterfront in Qualicum Beach and a family house in central Nanaimo are not competing for the same buyer. The area reports above are where that question actually gets answered.
