Rockheights Real Estate Market

Up the hill, and some of the township's best views.

Rockheights real estate market values run above old Esquimalt, and elevation accounts for most of the difference in a township where views are otherwise scarce.

Rockheights Real Estate Market Overview

Rockheights occupies the higher ground in the northern part of Esquimalt. The rock the name refers to is real and it means a good number of properties here sit above their neighbours with something worth looking at.

The housing is largely post war family homes, generally on better lots than the older streets nearer the base. It is residential throughout and quieter than the southern half of the township.

Elevation is the local price signal. Properties with a clear outlook trade well above those a street away without one, even where the houses themselves are much the same.

  • Why it matters. Steady turnover. The view premium widens the price range, so read the pace figure alongside it.

How To Read the MLS® Activity Feed

  • What it shows. Live entries for sold, listed and under contract.
  • Why it matters. A view and no view are very different prices on adjacent streets. The individual sales are where that becomes visible.
  • Ask yourself. What sold, and did it have the outlook?

Questions About These Numbers

Can this be delivered?

Yes. Set the subscription on any graph and it comes through as you choose.

What can you see from up here?

It depends on the property. The better positioned ones look over the harbour, the city or the water beyond.

Are the lots bigger?

Generally, compared with the older streets nearer the base. That is part of what draws buyers to this end.

How far to the city?

A short trip across the harbour, which keeps this part of the township convenient despite feeling residential.

What Would Yours Sell For?

A neighbourhood figure cannot account for elevation and outlook, and both vary sharply here. Recent nearby sales and your view decide it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
