Esquimalt Real Estate Market

A navy town inside a capital city, and priced below both.

Esquimalt real estate market values sit below the City of Victoria next door despite comparable location, and the naval base is a large part of why the two have never converged.

Esquimalt Real Estate Market Overview

Esquimalt is its own township, occupying the peninsula west of the harbour. CFB Esquimalt is the Pacific home of the Canadian navy and it takes up a substantial share of the municipality's land and employment.

That base brings a steady rotation of posted families in and out, which supports both the sale and rental markets in a way few municipalities this size can claim. The housing is largely post war, with older stock nearer the base.

A posting cycle rather than a market cycle. Demand here follows military rotations as much as interest rates. It gives the township a floor that ordinary suburban markets do not have.

How To Read the 30 Day Numbers

  • What it shows. Property that changed hands last month, its price and how long it was advertised.
  • Why it matters. Steady turnover with a seasonal rhythm tied to posting season. Summer runs busier than the rest of the year and it is not a market signal.
  • Ask yourself. Is the township clearing at its usual pace?
Market Reports in Esquimalt

Esquimalt is made up of the areas below and they do not price alike. Each keeps its own report.

How To Read the 12 Month Trend

  • What it shows. Twelve months of prices, sales and days on market.
  • Why it matters. The year captures a full posting cycle, which is the only sensible way to read a market with this rhythm behind it. It also tracks the gap to Victoria.
  • Ask yourself. How far behind Victoria is Esquimalt now?

How To Read the MLS® Activity Feed

  • What it shows. Live sold, on market and under contract entries.
  • Why it matters. Waterfront, older housing near the base and newer strata all sit in one figure. The listings are where they separate.
  • Ask yourself. What sold, and where in the township was it?

Questions About These Numbers

Can I have this sent to me?

Yes. Set the subscription on any graph and it arrives at the interval you pick.

Is Esquimalt part of Victoria?

No. It is its own township with its own council and its own tax rates, sharing a boundary with the city.

Does the naval base affect the market?

It does, and mostly for the better. Regular postings keep both buying and renting active year round.

Why is it cheaper than Victoria?

Older housing stock, less character inventory and a reputation that has lagged the location. The waterfront and the proximity are comparable.

What Would Your Esquimalt Home Sell For?

A township average covering waterfront and inland streets reaches neither. Recent sales near you and what your property looks out at set it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
