Westshore Real Estate Market Overview
The Westshore sits across the harbour from Victoria and it is where the region has done nearly all of its growing. Langford in particular has approved development at a pace no other municipality here has matched, and its population has climbed accordingly.
Beside it sit Metchosin and Highlands, both of which have deliberately stayed rural. Large lots, no sewer in much of it, and councils that have resisted the density their neighbours embraced. Colwood and View Royal fall somewhere between.
Five councils, two entirely different philosophies. A Westshore average blends new townhouses in Langford with five acre parcels in Metchosin. Those are not competing products and no single figure describes both.

- Why it matters. This is the busiest construction market in the region, so volume is high and the month means something. New completions can distort the average when a development closes several units at once.
- Ask yourself. Is the Westshore still absorbing new supply?

- What it shows. A full year of prices, sales and days on market.
- Why it matters. The year smooths out the effect of large developments completing. It is also where you see whether new supply is keeping prices in check, which is the defining question here.
- Ask yourself. Is new building holding prices down?

- What it shows. Sales, current listings and accepted offers as they are recorded.
- Why it matters. New construction and rural acreage sit in the same regional figure. The feed is where the two separate, and the difference is substantial.
- Ask yourself. What sold, and was it new or rural?
