Sidney Real Estate Market
An international ferry terminal, a bookshop on every block, and no hills.Sidney real estate market values rest on a town plan that almost no other community in this region managed to hold on to, which is a high street that still functions as one.
Sidney Real Estate Market Overview
Sidney sits on the east side of the Peninsula, a compact town of around twelve thousand surrounded by North Saanich. Beacon Avenue runs from the highway down to the pier and it is a working high street rather than a strip.
Sidney by the Sea calls itself Canada's only Booktown, and the independent shops along Beacon are a genuine draw rather than a slogan. The ferry to Anacortes leaves from here, which makes this the only town on the Island with a direct international sailing.
Flat ground and a working high street. Those two things together are close to unrepeatable in this region, and they are what buyers are actually paying for when they choose Sidney over somewhere cheaper up the Peninsula.

Sidney: 30 Day Market Movement
(AUG 27, 2026 - SEP 26, 2026)
Sidney: 30 Day Market Movement
How To Read the 30 Day Numbers
- What it shows. Sales logged over the past month, their values and the time behind each one.
- Why it matters. Turnover is healthy for a town of twelve thousand, enough that a month is worth reading. The town is compact enough that a run of strata completions can dominate a month on its own.
- Ask yourself. Is the town clearing what comes onto the market?
Sidney is made up of the areas below and they do not price alike. Each keeps its own report.
Sidney Market Trends: 12 Months to Date
How To Read the 12 Month Trend
- What it shows. A full year of prices, sales counts and days on market.
- Why it matters. Twelve months is where you can see whether Sidney is holding its premium over the Peninsula around it. That premium is what the town plan buys and it is worth tracking.
- Ask yourself. Is Sidney still trading above the Peninsula?
Sidney MLS® Activity Feed
How To Read the MLS® Activity Feed
- What it shows. Sold, on market and under contract listings, live.
- Why it matters. Beacon Avenue divides this town more than any price band does. A property four blocks from the water and one four blocks from the highway sit in the same average.
- Ask yourself. What sold, and which side of town was it on?
Questions About These Numbers
Yes. Any graph will send it at whatever frequency you choose.
No. It is its own municipality, surrounded by North Saanich on the land sides. They are separate councils with separate rules.
Swartz Bay to the mainland is just north, and Sidney itself has the sailing to Anacortes in Washington. That international connection is unique on the Island.
Sidney markets itself as Canada's Booktown for the independent bookshops along Beacon. It is a small thing that has done a great deal for the character of the high street.
A town average blends apartments near the highway with houses on the shore. Comparable sales of the same kind on your own streets are what set the number. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
