Peninsula Real Estate Market Overview
The Saanich Peninsula runs north from Greater Victoria to Swartz Bay, and it holds three municipalities. Central Saanich in the middle, North Saanich at the top and the town of Sidney on the east coast, surrounded by North Saanich on three sides.
A great deal of this land sits in the Agricultural Land Reserve and cannot be built on. That is why the Peninsula still looks rural despite being twenty minutes from a legislature, an airport and a ferry terminal that connects to the mainland.
The Land Reserve caps supply here more firmly than any council could. Demand for the Peninsula has grown steadily and the amount of buildable land has not. That imbalance explains a good deal of what these figures do.

- Why it matters. Three municipalities generate reasonable volume between them. The gap the month leaves open is composition, because a run of Sidney apartments and a pair of North Saanich acreages produce the same headline and mean opposite things.
- Ask yourself. Is the Peninsula trading at its usual pace?
