Gorge Real Estate Market

Sheltered tidal water, and you can swim in it again.

Gorge real estate market values turn on proximity to a waterway that runs through the middle of the region and was cleaned up enough to swim in after decades of neglect.

Gorge Real Estate Market Overview

The Gorge is a tidal inlet running inland from the harbour, with parks along much of it and a reversing current at the narrows that draws people to watch.

Housing along the corridor ranges from older waterfront houses to apartment blocks and post war family homes on the streets behind.

Frontage on the waterway is scarce and priced accordingly. Only so many properties can sit on the water. Those that do trade well above the ones a street back, and the gap has widened as the waterway improved.

How To Read the 30 Day Numbers

  • What it shows. The month just gone, with what sold, what it made and how long that took.
  • Why it matters. Moderate volume. A waterfront sale will lift a monthly average, so read the pace alongside it.
  • Ask yourself. Is the corridor trading at its usual pace?

Questions About These Numbers

Can I be alerted when frontage appears?

Yes, and along the Gorge it is worth doing. Waterfront comes up rarely.

Can you swim in it?

Water quality improved considerably after long remediation work and the Gorge is used for swimming and paddling again.

What are the narrows?

A reversing tidal current at a pinch point in the waterway. It is a local landmark and worth seeing.

Is it in Victoria or Saanich?

The waterway runs through both. This report covers the Saanich side.

What Would Your Gorge Property Sell For?

An average across frontage and inland streets reaches neither. What has sold on your own stretch decides it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
