What Retirement Housing Costs on Vancouver Island, From Independent Living to Care

by Jason Anson

Retirement homes vancouver island can mean 4 very different things, and the cost structure changes with each one.

You may mean an ordinary home you retire into.

You may mean independent seniors housing.

You may mean assisted living.

Or you may mean long term care.

Those are not stages of one price list. They are different housing and care systems, so I would separate them before comparing cost.

What to know before you read further

  • Publicly subsidized assisted living in British Columbia generally charges eligible residents 70 per cent of after tax income, subject to program rules and applicable minimum and maximum rates.1 • Publicly subsidized long term care generally charges up to 80 per cent of after tax income, subject to minimum and maximum monthly rates.2 • Private pay assisted living operators set their own package or service fees and must disclose additional service fees.3 • An ordinary retirement home can range from a condo to a detached house or manufactured home, so its cost depends on the local housing market rather than a care formula. • Location remains important after the housing decision because family access, hospitals, transit and the ability to stop driving affect how long a home works.

Start by Separating Housing From Care

The phrase retirement home creates confusion because it can describe a lifestyle choice or a care setting.

If you buy a condo in Nanaimo and retire there, that is your retirement home.

If you rent an apartment in an independent seniors building, that is another form.

Assisted living adds hospitality and support services.

Long term care adds a much higher level of supervised care.

The financial comparison therefore needs separate columns.

Housing cost.

Service cost.

Care cost.

Do not compare a condo fee with a long term care client rate as if they purchase the same thing.

They do not.

The right question is what level of support the person needs now and what options exist if that changes.

Independent Living Is Still a Housing Market Decision

Independent living can mean staying in an ordinary home with no formal care attached.

That might be a detached house.

A condo.

A manufactured home.

A rental apartment.

A 55 plus community.

The cost therefore follows the local housing market.

In June 2026, benchmark single family prices included $680,900 in Campbell River, $816,400 in Nanaimo, $864,500 in the Comox Valley and $929,500 in Parksville and Qualicum.4

The Victoria Core benchmark was $1,326,500.5

Those figures do not tell you what an independent seniors residence charges.

They show why the location of an ordinary retirement home changes how much capital may be tied up in housing.

For many people, downsizing the property type can matter as much as changing the community.

Private Independent Seniors Housing Needs Direct Quotes

Private seniors residences may bundle rent with meals, housekeeping, recreation or other services.

There is no approved Island wide current average I can use responsibly here.

A 2026 monthly private independent living price for Vancouver Island is [UNSOURCED]. Current rate sheets from each residence would verify the actual cost.

That is how I would compare them.

Ask what the base fee includes.

Ask what costs extra.

Ask how meals work.

Ask about housekeeping.

Ask about parking.

Ask about storage.

Ask whether the suite can support additional care later.

Ask what happens if one member of a couple needs more help than the other.

The monthly number only makes sense after you know what is inside it.

Publicly Subsidized Assisted Living Uses Income

British Columbia’s publicly subsidized assisted living system uses an income based client rate.

Eligible residents generally pay 70 per cent of after tax income for rent, hospitality services and assisted living services, subject to the program’s minimum and maximum rules.1

If spouses live together in an assisted living unit, the calculation uses their combined income under the applicable rules.1

That is very different from private pay assisted living.

Eligibility for publicly subsidized service is determined through the health authority process.3

On Vancouver Island, that means Island Health is part of the access path.

I would not assume that choosing a residence privately creates access to a subsidized unit.

The care assessment and program eligibility matter.

For planning, I would understand both the financial formula and the local availability.

Private Pay Assisted Living Is Market Priced

Private pay assisted living does not use the same provincial income formula.

The Province says residents pay all costs and operators may charge a fixed package, individual service fees or a combination.3

Operators must be clear about additional service fees.3

A current 2026 range for private pay assisted living on Vancouver Island is [UNSOURCED]. Current operator rate sheets from named Island residences would be required to publish a defensible range.

That is an important flag, not a missing detail I would fill with a guess.

Private care pricing can change with suite type and service level.

When comparing residences, I would ask for the full written fee schedule.

Then I would ask what happens to the monthly cost if care needs increase.

The base price is only the beginning if additional support is charged separately.

Long Term Care Uses a Different Formula

Publicly subsidized long term care has a different client rate structure.

The Province states that residents pay a monthly rate of up to 80 per cent of after tax income, subject to minimum and maximum monthly rates.2

For lower after tax incomes, the provincial formula is designed to leave a specified amount for personal expenses.2

The exact client rate is calculated under the provincial rules.

Long term care is not simply a more expensive apartment.

It provides secure, supervised housing and care services for people whose needs meet the program criteria.2

That distinction matters for families planning ahead.

You cannot use the cost of independent living to predict long term care.

You also should not assume that the most expensive private residence provides the same level of care as a long term care home.

The service model matters first.

Family Location Matters More as Support Needs Rise

When you are fully independent, living farther from family can be manageable.

As support needs rise, geography becomes more important.

A daughter in Vancouver can reach Nanaimo or the south Island through major BC Ferries routes.6

A family member in Victoria can reach Duncan more easily than Port Hardy.

A relative in the Comox Valley may find Campbell River simple and Victoria less so.

This is not a reason to live beside family at all costs.

It is a reason to measure the real trip.

If family will be helping with appointments, paperwork, moves or visits, travel time becomes part of the care plan.

The same applies to the move from independent housing into assisted living or long term care.

A residence that keeps someone near their existing social network can have practical value that does not appear on the fee sheet.

The Best Aging in Place Home Delays the Next Move

For someone buying an ordinary home in retirement, I would think about the next housing stage before it is needed.

Can you live on one level?

Can you enter without difficult stairs?

Is there a bathroom that can work with reduced mobility?

Can you reach groceries and a pharmacy?

Is transit realistic?

Could home support reach the property?

Can family visit?

BC Transit operates regional and interregional services across parts of Vancouver Island, including daily links between Cowichan and Victoria and between Nanaimo and Cowichan.7

That can help some locations.

It does not solve a remote driveway.

The right home may delay or avoid another move.

That can be worth more than an extra bedroom you rarely use.

Build a Housing Ladder, Not One Permanent Prediction

No one can predict exactly what care they will need.

I would not try.

I would build options.

First, an ordinary home that is manageable.

Then understand what independent seniors housing exists nearby.

Know how Island Health access to subsidized assisted living works.

Know where long term care homes are in the region.

Know where family is.

Know what transportation exists.

Then keep the finances flexible enough that a change is possible.

That may mean not putting every dollar of equity into the retirement house.

It may mean choosing a smaller home.

It may mean living closer to services.

Retirement housing is not one purchase.

It is a sequence of possible needs, and the best first move keeps as many later choices open as possible.

FAQ

should i buy a retirement home near a hospital?

I would give health care access serious weight, especially if you plan to stay in the home through your senior years. Hospital distance is only part of it, because groceries, pharmacy access, transit, home support and family travel also affect how long the location remains workable.
