The Top Most Expensive Communities in the Islands for August 2025. Curious which communities topped the Islands housing market this month? Below is a ranked list of the most expensive areas for single-family detached homes (not acreage or waterfront) in August 2025. This snapshot highlights where prices are climbing, where they are cooling, and how each community compares across the zone.

Gabriola Island leads the Islands this month with a 12-month average price just over nine hundred thousand dollars and double-digit momentum year to date. Quadra Island follows with steady gains, including an eleven percent year-to-date lift on the back of a higher average this year.

Denman Island sits in the mid range with a modest rise compared with last year. Cortes Island shows a stable picture at five hundred eighty thousand dollars for both the 12-month and year-to-date averages. At the value end of the list, Alert Bay records the lowest average and remains below last year on both annual and year-to-date comparisons. Some communities such as Hornby Island, Lasqueti Island, and Read Island reported no single-family detached sales in the current periods, so averages and changes are not available.
