Top Most Affordable Communities on Vancouver Island – August 2025
At the most affordable end, Campbellton leads with an average of $344,667, followed by Gold River at $370,867 and Port Alice at $392,500. Several North Island communities such as Kelsey Bay/Sayward, Port Hardy, and Port McNeill also sit in the lower-price tier on the rolling twelve-month view.
The mid range includes Port Alberni and the broader Alberni Valley, with South Nanaimo, Old City, and Central Nanaimo offering accessible options inside the city. Moving up the scale, suburban and coastal areas such as French Creek, South Jingle Pot, and Cedar mark the transition toward higher average prices.
At the premium end of the Island, averages rise sharply in Gabriola-adjacent Nanaimo submarkets like North Nanaimo and Hammond Bay, as well as destination and lifestyle markets including Mill Bay, Tofino, and Fairwinds.
