Leading for affordability, South Nanaimo ranks number one at an average of $649,419. Prices are steady on the year over year view and slightly softer year to date, which positions the area as a strong entry point for detached buyers.

Old City follows at $661,833 with solid annual and year to date gains, while Central Nanaimo sits at $693,500. These neighbourhoods balance access, amenities and price, and remain among the most approachable options for detached homes in the city.

The next tier includes Brechin Hill, Uplands, and the University District, ranging from the mid seven hundreds to just over eight hundred thousand dollars. Chase River and Diver Lake round out the mid range with mixed trend readings on the comparison metrics.

Above nine hundred thousand dollars you will find Departure Bay, South Jingle Pot, and Cedar, followed by Pleasant Valley and North Jingle Pot. At the top of the pricing ladder, Hammond Bay, North Nanaimo, and the Lantzville areas sit well above one million dollars. Extension shows N/A due to thin activity on the twelve month view.
