This is why I would not separate a waterfront price from transportation. The expensive view still has to sit in the right geography.

Protected moorage and open water are different luxuries

A protected shore can be better for keeping a boat. An exposed west facing shore may deliver the view but not the same moorage utility. Those are different products.

If boating is central to the purchase, talk to the appropriate authorities and local marine professionals about the actual site. Depth, exposure, foreshore conditions and approvals all matter.
