The Top Most Expensive Communities in the Port Alberni Area for August 2025 introduces a clear look at where single-family detached prices stand this month, not acreage and not waterfront. Curious which communities topped the list this month? Below is a ranked view of the most expensive areas for single-family detached homes in August 2025. This snapshot shows where prices are rising, where they are cooling, and how each community compares to the rest of the region.

# Community Average Price Year-over-Year Year to Date Change
#1 Tofino $1,173,800 -2.51% -8.51%
#2 Ucluelet $925,352 +22.89% +8.08%
#3 Alberni Valley $581,455 +7.02% +5.58%
#4 Port Alberni $559,321 +0.64% -0.34%
#5 Bamfield N/A -100.00% N/A
#6 Alberni Inlet N/A N/A N/A

Tofino leads the region with an average of $1,173,800 over the past twelve months. Prices there have eased both year over year and year to date, pointing to a softer luxury segment. Ucluelet takes the second spot at $925,352 and shows strong momentum with a +22.89 percent year over year gain and +8.08 percent year to date.

Mid-market activity is centered in the Alberni Valley at $581,455 with healthy increases of +7.02 percent year over year and +5.58 percent year to date. Port Alberni follows at $559,321 with modest changes, edging up year over year but dipping slightly on a year to date basis.

Bamfield and Alberni Inlet recorded no qualifying sales for this period, resulting in averages that are not available. Bamfield’s negative one hundred percent year over year figure simply reflects a sale last year that did not repeat in the current twelve month window.

Accurate Home Values. Proven Results.

Whether you are buying, selling or simply working out what your property is worth, the number matters more than the opinion. Market conditions on Vancouver Island shift by community and by month, and a value that was right in the spring may not hold by the fall.

I do not guess your home's value. I prove it, using actual market value and real market movement so you can protect your equity and move forward with confidence. Send me the address and I will show you the numbers.

You have reached the end of this article, but there is a great deal more to Vancouver Island than any one community. I have lived here for more than 30 years and watched these communities grow, shift and adapt. What I have learned is that most people choose the right house in the wrong community, and that the questions worth asking are practical ones about services, distance and what daily life actually requires. Keep working through the regions and communities at Living on Vancouver Island.
