Saanich real estate market figures cover more households than anywhere else in Greater Victoria, and the district splits down the middle into two halves that price quite differently.

Saanich Real Estate Market Overview

The District of Saanich wraps around Victoria on the north side and holds well over a hundred thousand residents, more than the city itself. It runs from the Gorge waterway across to Cordova Bay and up to the edge of the Peninsula.

It is not one place. The east side takes in Gordon Head, Cadboro Bay, Broadmead and the university. The west side runs through Tillicum, Gorge, Strawberry Vale and out to Prospect Lake. The highway is the rough dividing line and the difference across it is real.

Saanich East and Saanich West are separate markets sharing a council. They differ on housing age, on lot size, on price and on who buys there. Any figure covering both halves is averaging two things that have little to do with each other.

Is Saanich part of Victoria?

No. It is its own municipality with its own council, and it holds more residents than the City of Victoria does.
